Sawyer’s Walk, the largest affordable senior housing community built in the United States, will open in Miami this fall, according to developer SG Holdings, a partnership among Swerdlow Group, SJM Partners and Alben Duffie. 

The residences are part of a mixed-use development underway in Miami’s historic Overtown neighborhood.

The “highly anticipated” opening of the 578 housing units will mark a “tremendous milestone” for the city that will help meet the need for quality housing for low-income older adults, Michael Swerdlow, managing partner of SG Holdings, said in a press release.

The development’s retail component will include a 50,000-square-foot Target store, a 25,000-square-foot Aldi supermarket, and new locations for Ross Dress for Less, Five Below, Burlington, Tropical Smoothie Cafe and other retail stores. 

The affordable senior housing units will be located above the retail spaces and garage. They are designated for older adults with incomes at or below an average of 60% of the area median income.

The need for affordable housing for older adults in Miami is great, particularly since the closing of one community after Miami-Dade County found asbestos, lead-based paint and mold, SG Holdings said.

Sawyer’s Walk will include studio, one-bedroom and two-bedroom options. Amenities include a rooftop swimming pool and sun deck, outdoor seating and grilling stations, a fitness center, clubhouse and entertainment center. The plaza will include a dog park.
