Shell Point Retirement Community in Fort Myers, FL, a single-site continuing care retirement community that says it is the largest such community in the country, is planning to add an independent living midrise building that will make it even larger, the community announced Thursday.

The nonprofit Shell Point was founded in 1968. The new building, called Vista Cay, will be located in the community’s first neighborhood, The Island. Over the years, Shell Point expanded beyond The Island to include six other neighborhoods, but plans for Vista Cay mark the first time in decades that The Island neighborhood will offer a new housing option, according to the operator.

“Expansion has always been a part of Shell Point’s history, and we have steadily cultivated our offerings to meet the rising demand for senior lifestyle options in Southwest Florida,” Shell Point President and CEO Martin Schappell said in a press release.

All units at Vista Cay will have sunrise or sunset coastal views over the Caloosahatchee River or Sanibel sunsets, with prices starting at $1.175 million. Fifteen different floor plans are available, including lofts with high ceilings and balconies ranging from 1,544 to 2,327 square feet, midrise residences ranging from 1,582 to 2,235 square feet, and penthouse residences with panoramic views, ranging from 2,237 to 2,722 square feet. 

Additionally, Shell Point is reorganizing The Island’s amenities with the construction of a new 100,000-square-foot building, Island Commons, which will be adjacent to Vista Cay. Island Commons will be a gathering space for Shell Point residents, and many of The Island’s amenities will be relocated to the new area.

Construction of Vista Cay is slated to begin in July and estimated to be complete in 2026. Reservations are expected to begin being taken this summer.
